But here the sun is the real design problem, not the cold. Yet the choice between single glazing and a double glazed unit (DGU) often gets made on price per square foot, before anyone has asked what the glass will do to the air-conditioning load, the glare or the comfort of the people sitting next to it.

This article compares the two on thermal performance, specification, typical use and cost. It is meant to help owners, architects and engineers decide for each elevation, not for the building as a whole.

What Each System Is

Single glazing is one pane of glass. It may be annealed, heat-strengthened, toughened or laminated. In commercial work its thickness is usually set by wind load and panel size, not by any thought of insulation.

A DGU is two panes held apart by a spacer bar that contains desiccant, with the edge sealed by primary and secondary sealants. The sealed cavity holds air or an inert gas such as argon. You will often see it written as 6+12A+6: a 6 mm pane, a 12 mm air cavity and another 6 mm pane. Either pane can carry a coating, and one can be laminated for safety or acoustic reasons.

Single glazing vs DGU sealed cavity and thermal comparison in commercial facades

The Numbers That Matter

Three values describe most of the thermal story.

U-value (W/m²K) shows how easily heat conducts through the glass. Lower is better.

SHGC (solar heat gain coefficient) is the fraction of solar energy that gets in as heat. Lower means less heat gain.

VLT (visible light transmission) is the share of daylight that passes through.

Glass build-up

Approx. They are not product specifications.

Treat this table as a way to see the pattern, not as data to copy into a tender. The figures are centre-of-glass values, which describe the middle of the glass only. They leave out the spacer, the edge seal and the frame, so whole-window performance will be different, and often noticeably worse. Actual numbers vary with the glass maker, the coating and the test method. For any real project, ask the supplier for tested, product-specific data and specify from that.

In a cooling-dominated climate, SHGC often matters more than U-value, but this is a tendency and not a rule. The balance shifts with how much glass there is, which way it faces, how much external shading it gets, the heat loads inside the room, the hours of use and the type of cooling system. A heavily shaded north facade and an unshaded west-facing curtain wall will not behave the same way.

What is clear is how the two systems differ in kind. A coating on single glass can cut solar gain, but it does very little for conduction, so the inner surface can still get hot. A coated DGU works on both, and the inner pane stays closer to room temperature, which helps anyone sitting near the glass.

Why South India Changes the Decision

There is no heating season to reward insulation here. The benefit comes from lower cooling load and less radiant discomfort. West and south elevations take the worst of the afternoon sun. Coastal towns such as Chennai and Thoothukudi add humidity and salt air, which are hard on edge seals and metal components. The northeast monsoon makes glazing-pocket drainage important, and dust on busy roads shapes the cleaning plan. Large west-facing glass with no shading brings glare as well as heat, whatever type of glass is used.

Glass Specifications to Define

Glass type: Annealed glass breaks easily under thermal stress or impact. Heat-strengthened, toughened and laminated glass each suit different locations. Toughened glass can be heat-soak tested, which lowers the risk of spontaneous breakage but does not remove it.

Thickness: This depends on panel dimensions, support conditions, wind load and the safety requirements that apply. The facade or structural engineer should set it.

Coating: State the coating type and the glass surface that carries it. The right surface depends on the coating technology, the glass configuration and the manufacturer’s recommendation, so there is no single position that suits every DGU.

Cavity and edge: Give the cavity width, gas fill, spacer type and sealant system.

Safety and acoustics: Use a laminated pane where breakage safety, security or road noise is a concern.

Framing: The frame needs the right thermal break, glazing depth and weep drainage. It also has to carry the weight of the glass, and a DGU is heavier. Two 6 mm panes mean about twice the glass mass of one 6 mm pane of the same area, and the spacer and edge seals add a little more. The frame and supporting structure should be designed for the actual glazing system chosen, not for a rule of thumb.

Codes and Standards

For energy performance, the national reference for commercial buildings is the Bureau of Energy Efficiency (BEE) code. ECBC 2017 has been followed by the Energy Conservation and Sustainable Building Code (ECSBC) 2024, which sets out fenestration requirements as part of its envelope provisions. These are national model codes. They become binding on a project only where a state has notified them and the building falls within the code’s scope, which is usually set by connected load or contract demand. So check what your state has notified and whether your building type and size are covered. Treat this as a question to confirm with the authority or your energy consultant, not as something to assume.

On the glass itself, BIS publishes the relevant Indian Standards. These include IS 14900 for transparent float glass, IS 2553 (Part 1) for toughened and laminated safety glass, IS 16982 for heat-strengthened glass and IS 16231 as the code of practice for the use of glass in buildings. Standards are revised and amended from time to time, so confirm the current edition and amendments with BIS, and with the project’s consultant, before you quote one in a specification.

Where Each Makes Sense

Single glazing can be the sensible answer where air-conditioning is not a factor or where shading already does the work. Staircase cores, naturally ventilated lobbies, parking-level openings, deeply recessed or canopy-shaded storefronts and interior vision panels are the usual examples. In these places the money is better spent on fixings and safety than on insulation.

A DGU tends to earn its cost on air-conditioned floors, on west and south elevations, in hospitals and clinics, in large showroom glazing and on roadside sites where noise matters.

The three scenarios below are illustrative. They are not completed projects or client case studies.

A west-facing air-conditioned office block on a major IT corridor. A solar-control low-E DGU, with external fins or louvers, deals with heat and glare together.

A ground-floor showroom in Madurai with large display glass. The brand wants clear views, so a higher-VLT low-E DGU may suit better than heavily tinted glass, with a canopy for shade.

A naturally ventilated stair core in Coimbatore. Toughened single glazing is usually adequate. Put the money into fixings and safety instead.

Cost Considerations

There is no fixed price, so it helps to know what drives the difference. A DGU costs more because it uses two panes, coatings, a spacer and sealants, extra processing and heavier handling. It may also need stronger framing and hardware. Single glazing costs less up front, but it can add to the air-conditioning load, and that cost comes back every month for the life of the building.

How much a DGU saves depends on the elevation, the window-to-wall ratio, operating hours, equipment efficiency and the electricity tariff. No percentage or payback period holds across projects, so any figure should be tied to a specific building. On a large facade, an energy analysis or simulation is worth paying for. Compare complete system costs, including frame, hardware, lead time and warranty, and not just the glass rate per square foot.

Durability and Failure Points

The main risk with a DGU is edge-seal failure, which lets moisture in and fogs the space between the panes. In humid and coastal conditions the outcome depends on several things together: the quality of the unit itself, the integrity of the edge seal, how well it is installed, whether the frame is compatible with the sealants, and whether the glazing pocket drains. Water should never be allowed to sit in the pocket. Setting blocks and tolerances need care, and internal blinds placed close to the glass can create thermal stress. Salt air adds to all of this on the coast.

Warranty terms vary from one supplier to the next, so ask for the written terms for the sealed unit and read what is covered, for how long and under what conditions. Single glazing has no seal to fail, but annealed glass is more exposed to thermal breakage, and glass that cannot be reached will not stay clean.

Coordinating Glass with the Rest of the Facade

Glazing performs better with shading than without it. Fins, louvers and deep reveals cut the sun on the glass before the coating has to deal with it.

Glass selection is only one part of a commercial elevation. Explore our guide to commercial building facade design to understand how glass, aluminium and ACP can be coordinated within a unified facade concept. Line up glass modules with panel joints and floor lines early, because changing glass sizes later is expensive.

It also helps to separate two decisions. Choosing a glazing performance specification (DGU or single, coated or clear) is one thing. Choosing the overall facade system is another. For a broader comparison of facade-system options, read our guide to structural glazing vs ACP cladding.

A Short Decision Checklist

Is the space air-conditioned, and for how many hours a day?

Which way does the elevation face, and is it shaded?

What window-to-wall ratio does the design need?

Do you need views, low reflectivity or privacy?

Is road noise or breakage safety a concern?

Can the frame, hardware and structure carry the glass weight?

What written warranty comes with the sealed unit?

Has the glass specification been checked against the project’s energy and safety requirements?

Conclusion

Neither option is better everywhere. Single glazing is a reasonable answer where cooling is not at stake, and a well-specified DGU is usually the stronger choice on air-conditioned, sun-exposed elevations. In South India the decision should rest on solar gain, shading, durability and the full system cost, taken one elevation at a time.

If your project combines glazing with ACP panels, explore our ACP cladding services to understand how the cladding scope can be coordinated with the overall building elevation.

Glass fronts are still the default for offices, showrooms and hospitals across South India.
